Building Tip #38: What Type of Renovations Increase your Property Value

Building Tip #38: What Type of Renovations Increase your Property Value

Home renovations are a fantastic way to transform the house you live in into the home you dream for, but they can also add to the overall value of your property. Many experienced house flippers and property specialists will agree that putting a little time and money into a home before it's put on the market can help you to bring in a bigger return on investment. A home can be renovated in a variety of different ways; from making it bigger, updating its technology, or even just making it more aesthetically pleasing. Read here to find the best home renovations to increase your property value.

Curb Appeal:
Never underestimate the power of a first impression, if the outside of your home is beautiful, warm, and inviting, it will bring more foot traffic through your door come show day. Invest some time in the outside garden, gate, driveway, and walls to create a genuine curb appeal. You want potential buyers to say WOW!

Bathrooms:
Giving your old, tired bathroom a face-lift can be relatively cheap while making the house more appealing to buyers. If the tub, shower, and fixtures are still in relatively good shape, a splash of paint and a little décor TLC may be all you need to make your bathroom sell-able. If you're running on a tight budget but you think your tiles could use a makeover, you can save yourself a little cash by painting your existing tiles instead of re-tiling your whole bathroom.

The Kitchen:
It has often been said that kitchens sell homes and without a doubt a beautiful newly renovated kitchen will add value to your home. Painting the walls, updating the cabinets and replacing the cabinet handles with modern hardware, adding a beautiful new splash back, and maybe if your budget is big enough, some new counter tops and built in appliances will add the charm your home may need for a higher asking price.

Automatic Gate and Garage:
If you don't have these two features at your home and are looking at putting your home on the market, you may want to seriously consider them. Garages and gates add security to the home, something which all buyers are looking for. The additional bonus of them being automatic allows for convenience and easy use, making them high on the list of priorities for buyers, even if they don't know it, they certainly will if they need to swing the gate open themselves on the show day.

What Not To Do:
When it comes to home renovations, it can be easy, really easy, to get carried away if your plan is to renovate to sell. First thing you should avoid doing is over investing in your renovations project, this could lead to your home being priced out of your neighbourhood making it very difficult to sell. Don't cut costs in the materials you use or the builder you choose, poor workmanship and poor quality materials will lead to a bad building result. Lastly, it's highly recommended that you don't add in an expensive swimming pool to help sell the home, as it's usually a disadvantage when buyers realise the maintenance it will take to keep running.

Renovating your home, whether for you and your family to enjoy or to get a higher selling price is usually a wise investment, depending on how the market is doing, if your budgeting and planning was well thought out and if your builder was well qualified.
